Flats in the shadow of a grade-II* listed swimming baths are set for a major redevelopment — as Ardwick becomes home to more and more students. Victoria Point, on Hathersage Road, is neighbours with Victoria Baths — an Edwardian architectural masterpiece which, since closing for swimming in 1993, has been transformed into a wedding venue. It even hosted Chanel’s 2023 Metiers d’Art afterparty and exhibition when the fashion house rolled into Manchester last December.

The two have been neighbours since 2009, but now Victoria Point is in need of ‘further need of investment to bring it up to current market and environmental standards’, according to planning consultants Turley, writing on behalf of developers Empiric Student Property. Their plans will see two of six blocks on the site completely razed. Another two blocks will ‘have their structure partially retained’ and the remaining two blocks will have ‘their structure fully retained, albeit block five is being extended upwards’. The extension will mean block five will grow to 12 storeys.
